Are you toying with the idea of trying to save money by trying to sell your property yourself? Before you do, make sure you understand what you are letting yourself in for.

Before you do, make sure you know what your responsibilities are, what legal steps you have to undertake, and exactly what you are taking on. 

Although legally, there are no laws that make you sell your house using a realtor, in some provinces, the law mandates that you use a realtor to close the paperwork. A realtor has been trained to ensure that you comply with the law. You will need  to invest the time to determine what your legal obligations are. Can you afford that time, and in some provinces there are mandatory disclosure laws. You will have to find out if these laws apply in your province.


The biggest factor in selling a property is asking the right price. Get it wrong, and your house either won’t sell quickly or you will leave money on the table. Your local experienced realtor knows the current  state of the market and can advise you on the best asking price for the home. Depending on the speed you want to move, your realtor can tell you the price you need to set that will either get you a quick sell or the most cash.


How are you at negotiating? Are you a good poker player? Will you blink? Are you strong enough to refuse a lower offer? Often, the realtor can be objective and they can be independent . They can comment on your home on wall colours without fear of hurting your feelings.


Do you have a marketing background? Do you know how to photograph your home in its best light?

Do you really want to learn marketing for one job? How busy are you? Can you handle the calls, arrange the viewings at a time that suits the prospect? Do you really have the time?


Using a realtor makes selling your home convenient. They provide a service so you can carry on with your life. Think twice before you arrange a sale by owner. It can be a whole heap of hassle.
